Exterior only, and we say so up front
This is an exterior service. We're not in your house, moving furniture or working around pets. That keeps the price down and the booking simple, and for most Okanagan homes the outside is where the visible problem is anyway — dust off the Highway, irrigation overspray, hard-water spotting and ash film.
What's included
- Glass — washed and squeegeed, not wiped with a cloth that redistributes film
- Frames — wiped down, including the vinyl or aluminium face
- Sills and tracks — the ledge where dirt and dead insects collect
- Exterior doors with glass — counted as windows
Screens are not included. We decided that deliberately rather than quietly leaving it off the list. Screen removal, washing and refitting adds real time to a job and it's where most window-cleaning damage complaints come from. If you want screens done, take them out and hose them yourself — genuinely, it's a fifteen-minute job.
Hard water spotting — read this before booking
Okanagan irrigation is hard, and sprinkler heads that hit the glass leave mineral deposits that bond into the surface. This is not dirt. Normal cleaning will not remove it, and any company that tells you otherwise is going to disappoint you on the day.
Light spotting can sometimes be improved with a mineral treatment; heavy long-term etching is permanent and needs glass restoration or replacement. We'll look and tell you which one you have before you book — and while we're there, we'll point out which sprinkler head is doing it.
Accessible windows only
We clean what can be reached safely from the ground or a properly footed ladder, up to two storeys. Third-storey glass, windows over stairwells or steep grades, and anything needing rope access or a lift is outside what we do.
What window cleaning will not fix
Glass, frames and sills come up clean. That is the job and it is very visible.
What does not come off is hard water etching — the cloudy mineral haze from years of sprinkler overspray. That is damage to the glass surface itself, not dirt on it, and no amount of washing removes it. Same with scratches and failed seals fogging between the panes: that is a glass problem, not a cleaning one.
We will point it out rather than let you think we did a poor job.

Booked alongside a house soft wash, windows are the natural pairing — we're already set up and the wash rinse would spot the glass otherwise.
Prices are based on the size you select. We check the property before confirming — if it falls in a different band we’ll tell you before anything is booked. No surprises on the day.

Windows — straight answers
Do you clean the inside too?
No — exterior only. It keeps the price down and the booking simple.
Are screens included?
No, and that's a deliberate decision rather than an oversight. Screens are quick to hose off yourself, and removing and refitting them is where most damage complaints come from.
Can you remove hard water spots?
Sometimes. Light mineral spotting can improve with treatment; long-term etching is permanent. We'll tell you which one you're looking at before you book.
How do I count my windows?
Count each pane you can see from outside — a double-hung counts as one window. Exterior doors with glass count too. If you're between bands we'll confirm on site before anything's booked.
