The first thing a customer sees

Nobody walks into a building and thinks “what clean soffits.” They do notice black streaking down the cladding, a grey entrance apron, and cobwebs in the signage — and they form a view about the business inside before they reach the door.

What we clean

  • Cladding and building envelopes — soft washed where the substrate demands it, pressure washed where it does not. Knowing which is which is the entire job.
  • Storefronts, entrances and signage, including the glass and the frames around it.
  • Sidewalks, aprons and loading areas — traffic film, oil staining and gum, with drains protected throughout.
  • Parkade decks and stairwells, staged level by level so you are never closing the whole structure.
  • Dumpster enclosures and service areas, which are usually the reason the call was made in the first place.

Access, timing and not disrupting anything

Most of this work happens before opening, after closing, or on a Sunday. Scopes are written so you know exactly which areas are affected on which night, and whether anything needs to be moved before we arrive.

Recurring beats reactive. Most commercial exteriors are cheaper on a twice- or three-times-a-year schedule than on emergency call-outs, because the build-up never gets to the stage that needs aggressive treatment. We will tell you the interval your building actually needs, which is sometimes less than you expect.

Can you work before opening or after close?

Yes, and it is usually how we schedule commercial work. It is in the scope, not an after-hours surcharge.

Do you do recurring maintenance contracts?

Yes. For most buildings a scheduled interval costs less over a year than reactive cleans, and we will tell you what interval your building genuinely needs.

Is pressure washing safe on our cladding?

Depends entirely on the substrate, which is why we look before we quote. EIFS, older stucco and painted metal all want soft washing; concrete and most masonry do not.

Do you carry commercial insurance and WorkSafeBC coverage?

Yes, and both come with the quote rather than on request.
