Why this one lands on your desk

Dryer vent cleaning in multi-family buildings is rarely requested by residents. It arrives via the insurer, the depreciation report, or a fire inspection — and once it has arrived, the council needs it done, documented and closed off before the next AGM.

The practical problem is never the cleaning. It is access: thirty to a hundred and fifty units, every one needing someone home, across a building where half the owners are renting out and don’t read notices.

How we run a building

  • Notice material you can actually post — we supply the resident notice and the booking window, written to be understood rather than ignored.
  • Blocked scheduling by stack or floor, so residents get a two-hour window rather than a whole day, and we are not crossing the building twelve times.
  • A documented second pass for the units nobody was home for. There are always some, and a quote that pretends otherwise is a quote that gets revised later.
  • Per-unit completion records — unit number, date, technician, and the condition found. That is the artefact your insurer is actually asking for.
  • Flagged deficiencies listed separately: crushed foil transition hoses, disconnected runs inside walls, birds nesting in exterior caps. We report them, we do not quietly bill for them.

What the record is for

Councils get asked to prove the work was done — by an insurer at renewal, by a buyer’s conveyancer reading minutes, or by the next property manager inheriting the file. A stack of invoices does not answer that. A per-unit register does.
