Why commercial is not just a bigger house

A residential system is one furnace and twenty vents. A commercial system is rooftop units, long horizontal trunk runs above ceiling tile, VAV boxes, and a tenant mix where one office complains about dust while the unit above them has never had a filter changed.

It also cannot be done at two in the afternoon.

What the work involves

  • Rooftop and air-handling units — blowers, coil faces, drain pans and cabinets, which is where the air quality complaints usually originate.
  • Trunk lines and branch runs, cleaned under negative air with access points cut and properly sealed where none exist.
  • Supply diffusers and returns, removed and cleaned rather than wiped.
  • Before and after documentation per zone — the thing you need when a tenant asks what was actually done, or when the building is being sold.
  • Exhaust and ventilation runs for washrooms, kitchens and multi-tenant corridors.

Scheduling

Evenings, weekends and shutdown windows. We would rather work at eleven at night than have a retail tenant lose a Saturday, and the quote is written on that basis rather than surprising you with an after-hours surcharge later.

Tenant-driven complaints. If this search started because somebody in the building complained about the air, say so when you contact us. Half the time the problem is one unit, one coil or one filter rack — and scoping the whole building would be us taking your money.

Commercial HVAC — straight answers

Can you work overnight or on weekends?

Yes, and for most occupied buildings that is what we recommend. It is priced into the scope, not added afterwards.

Do you provide documentation for building management?

Yes — per-zone before and after photography, the scope as completed, insurance and WorkSafeBC clearance.

What if there are no access points in the ductwork?

We cut them where needed and seal them to standard. It is noted in the scope so there is no surprise.

Do you handle kitchen exhaust?

Ventilation and general exhaust yes. Commercial kitchen hood systems under NFPA 96 are a separate certification and we will tell you plainly if your job needs that instead of us.
