Homes on the west side work harder
Most West Kelowna homes sit on a slope. From Lakeview Heights and Casa Loma up through Rose Valley, Shannon Lake and Glenrosa, houses are built into the hillside to face the lake. That usually means a tall downhill wall, a lot of glass, and a deck hanging over the drop. Every one of those is harder to clean than a flat-lot house in town.
The west side also lived through the McDougall Creek wildfire in August 2023. Homes that came through it still carry what the fire left: ash worked into stucco and siding, soot on soffits, and smoke that got into the furnace and ductwork and comes back every time the fan runs. Wildfire smoke is now a regular part of Okanagan summers, so this is not a one-off problem.
We do both halves of the house. That matters here more than most places, because the smoke that stains the outside is the same smoke your furnace pulled inside.
Inside: furnace, ducts and the air you breathe
- Furnace and air duct cleaning, $489. Includes the first fifteen vents and registers, then a flat $10 each. The blower wheel and trunk lines are cleaned, not just the registers you can see. No crawlspace surcharge, and you get photographs from inside your own ducts.
- Dryer vent cleaning, $90 added to a duct visit or $199 on its own. The whole run, from the machine to the cap outside.
- Central air purification, $1,100 supplied and installed. A SolaceAir polarized media cleaner fitted to your existing ductwork, 97% efficient at 0.3 microns. It catches the fine smoke particles an ordinary furnace filter lets straight through.
Outside: siding, glass, roofs and concrete
- House soft washing from $379. Low pressure for stucco, vinyl and wood, which is also the right way to take ash off. A pressure washer drives fine ash deeper into stucco.
- Exterior window cleaning from $169, priced by window count. Frames and sills included. Lake-view walls of glass are where this pays off most.
- Gutter cleaning from $199. Cleared by hand, downspouts flushed. On a hillside lot, a blocked downspout sends water where you least want it.
- Roof moss and lichen treatment from $549. Hand-scraped and treated, never pressure washed.
- Driveway and concrete cleaning from $349, including steep driveways, stamped and exposed aggregate.
- Deck and fence cleaning from $249. A gentle wash that lifts grey weathering without furring the wood.
One visit or two, your choice. Duct work is best done in the cool months and exterior work in the warm ones. Book both at once and we’ll schedule each for the right season.

Can you clean wildfire ash and smoke residue off my house?
Yes. Ash and soot come off siding, stucco, soffits and windows with a low-pressure soft wash, not a pressure washer, which can drive fine ash into the surface. House soft washing starts at $379 for a home up to 2,000 sq ft. If smoke got inside, duct cleaning and a central air cleaner deal with what the exterior wash cannot.
Do you clean windows on hillside homes with lake views?
Yes. Exterior window cleaning is priced by the number of windows: $169 for up to 15, $289 for 16 to 30 and $399 for 31 to 45. Frames and sills are included. Glass we cannot reach safely from the ground or a ladder is flagged before we book, not on the day.
